Are you an experienced Property or Occupancy Manager looking to oversee all aspects of client tenancy for a leading Boston-area social service agency?
Our client seeks a Property/Occupancy Manager to work closely with state agencies, legal services and internal departments to ensure that residents keep up to date with rent payments and recertification for housing assistance. You’ll also be responsible for maintaining occupancy rates and filling vacant units as quickly as possible. Experience working with Boston or Cambridge Housing Authorities, Metro Housing, and other similar agencies a plus! This is an exciting opportunity for someone with strong property management experience and a desire to make a difference in the lives of individuals dealing with recovery, mental illness, and/or homelessness.
Major Responsibilities
- Manage all intake and referrals to housing program, ensuring the occupancy rate is maintained, and units are filled as quickly as possible when they become vacant
- Act as the primary point of contact with community partners to notify of available units and receive referrals and applications
- Facilitate the applicant screening process by meeting with applicants, showing apartments, and processing applications in accordance with applicable program requirements and procedures
- Monitor and enforce resident’s lease, following through on violations of the lease in accordance with state and federal regulations
- Act as the primary liaison with legal counsel regarding any lease violations, seeking guidance on any legal action needed
- Implement and enforce all policies governing the property; work with internal teams to ensure physical environment is safe, clean and well maintained
- Ensure property compliance with all regulatory agencies; maintain accurate residency records and provide timely reports to funders and regulatory entities as needed.
- Complete annual recertification by designated due dates
- Oversee property management software database ; keep accurate records of all tenants
- Collect rent and oversee all expenses such as legal, inspection, unit turnover, etc.
- Assist in budget creation
Preferred Qualifications
- 3 years of experience in property management or occupancy management
- Strong administrative, time-management, and organizational and verbal/written communication skills
- Strong analytical and problem-solving skills; proficient computer/Microsoft Office/database skills to track output and create reports
- Ability to work with culturally diverse population
- Ability to manage complex situations in a face-paced environment
- Bilingual in Spanish a plus
- Commitment to working with individuals experiencing homelessness, mental health challenges, or addiction
- Experience working with state/local agencies on housing recertification
- Ability to work in-person five days per week in the Greater Boston area
